City of Westminster Council - Housing Manager (Social Housing Services)
Location: Central Area Service Centre, 24 Lilestone Street, London, NW8 8SR
Contract: Initial One Month contract with possible extension
Hours: Full Time 37 Hours / 9:00am – 5:00pm (Mon to Fri)
Payrate: £21.07 an Hour
Description:
Responsible to the Westminster Community Homes Manager for the effective and efficient provision and management of generic housing services for the Westminster Community Homes (WCH) contract.
Manage properties in the WCH portfolio to provide excellent standards of customer services and achieve core business objectives and performance indicators.
Maintain good communications with colleagues from a range of departments to achieve positive customer outcomes and effective housing management services to our client, Westminster Community Homes, and the tenants of their properties.
Monitoring of tenants rent account for the collection of rent, managing rent arrears in accordance with Westminster City Council rent management procedure.
Referral of tenants to tenancy support services, debt counselling, help with housing benefit and welfare application.
To assist with the completion of Universal Credit Applications especially the housing allowance in order to minimise any delay with the claim.
Liaison with housing benefit and social services.
Carry out inspections of WCH properties as and when required and to monitor standards of service delivery, recording details of inspections, identifying and managing any action or work that is required.
Assist the Westminster Community Homes Manager in ensuring that the service meets all performance indicators, while ensuring that customer service is reflected in every aspect of service delivery.
Carry out tenancy management duties including programmed tenancy checks and end-of-tenancy checks, paying close attention to the repair standards within the property.
Carry out viewings for WCH void properties
Investigate and take appropriate action for anti-social behaviour from WCH tenants and provide the required support for WCH tenants who are experiencing anti-social behaviour.
