Wigan – Senior Surveyor (Estates)
Location: Library Street, Wigan, WN1 1YN
Contract: Contract to April 2022
Hours: Full Time – Monday – Friday
Payrate: £28-35 an hour
Chartered General Practice Surveyor
You will be responsible for the professional management of a diverse, commercial and operational portfolio of properties and deliver the most effective and efficient use of the council’s property assets.
You will undertake Asset Valuations for accounting purposes in support of the council’s annual asset valuation programme
You will report to the Principal Surveyor (Estates) and provide guidance and support to one Senior Surveyor
Local Government experience is desirable.
About the Role
Assist the Principal Surveyor (Estates) to identify a schedule of opportunities to maximise revenue and make cost savings from the Council’s let estate.
In accordance with Audit requirements develop effective systems and processes to ensure the effective management of the let estate, income and data management.
Work with the Principal Surveyor (Estates) to develop an investment strategy to deliver the best return from the Council’s investment portfolio.
This will include recommendations for the disposal of surplus or underperforming assets and recommendations for replacement of income generating assets.
Work pro-actively with key stakeholders, including senior managers, Council Departments and Services and other public sector organisations to shape an effective One Public Estate Strategy.
Work with Strategic Managers in the delivery of the Council’s Corporate Property Management programme to ensure that the operational estate is fit for purpose and meets the needs of the service transformation programmes.
On an on-going basis you will
Provide professional property related advice for the acquisition and disposal of land and property by agreement or compulsory purchase and provide accurate and up to date property information.
Undertake a case load of estate management transactions including lease renewals, rent reviews, new lettings, dilapidations, lease re-gearing, surrender and renewals.
Manage and undertake an allocated caseload in support of the ongoing rolling programme of asset valuations.
Provide management supervision, advice, mentoring and support of an Estates Surveyor.
Maintain an up-to-date knowledge of property markets to ensure property related income is secured and risks are minimised.
Undertake other miscellaneous property work as appropriate or necessary as allocated by the Principal Surveyor (Estates)
Ensure you operate within GDPR guidelines by regularly reviewing data held and destroying information in line with retention schedules.
